  • Discuss current market conditions so you will be comfortable knowing how fast or slow the market is moving, so you don’t miss any opportunities 
  • Educate you on the MLS forms that will be needed when writing an offer and which might be used throughout the process 
  • Work with you on the components of an offer including offer price, escalation, down payment, earnest money, closing date, and other items that may be negotiated in the offer 
  • Discuss contingencies, how they can protect you and make a contingency plan for your offer 
  • Discuss agency relationship with you and provide you with a copy of the law of real estate agency 
  • Create a custom home search strategy with you that takes into account your goals and schedule 
  • Create an online account for you that allows us to coordinate your home search.
  • Provide you with additional documents on any available property of interest 
  • Set up private showings of properties that might be good contenders 
  • Negotiate with any For Sale By Owner
  • Represent you if you want to buy new construction from a builder 
  • Set up offer documents using electronic signing 
  • Negotiate with the sellers and listing agent on your behalf, keeping your end goals in mind while also advocating for the issues that you feel most strongly about 
  • Provide you with all Purchase and Sale paperwork and a calendar of important dates to be aware of during the transaction 
  • Deposit your earnest money with escrow 
  • Work with the escrow agent to make sure all deadlines are met 
  • Negotiate inspection repairs and /or allowances with the sellers and listing agent 
  • Provide you with referrals to additional professionals who may be needed in the home-buying process 
  • Keep in touch with the lender to make sure everything is progressing as planned 
  • Make sure your signing is coordinated with the escrow agent 
  • Coordinate final walk-through with the sellers 
  • Coordinate your move-in access with the sellers 
  • Let you know when the property ownership change has been recorded with the county
